Transformation of £350m secured for Stockport, approved
The Stockport 8 development, a £350 million walkable and sustainable neighborhood in Greater Manchester, UK, has recently received full planning approval. This project, which focuses on growth that is fair, sustainable, and lasting, is a key part of the Town Centre West (TCW) scheme led by the Stockport Mayoral Development Corporation (MDC) [1][2][3].
The first phase of construction, scheduled to commence in 2026 and complete by 2028, will see the construction of 435 highly energy-efficient homes built to net zero standards and 82 affordable homes. The development will also include commercial spaces, new public squares, cycle lanes, sustainable drainage systems, and extensive green infrastructure with green roofs and landscaped courtyards to encourage sustainable living and social interaction [2][4][5].
The development is being delivered by The Stockport 8 LLP, a joint venture between Stockport Council and ECF, a partnership between Homes England, Legal & General, and Muse [4]. Cllr Anna Charles-Jones, the council's executive member for housing and regeneration, emphasized the importance of addressing the accessibility gap by providing homes that can be adapted for anyone [6].
The Stockport 8 development will breathe life back into the area once known for its bustling community under the railway arches. The development aims to create a thriving, multi-purpose neighborhood with new homes, green spaces, jobs, shops, and better transport [5].
Cllr Rachel Wise, the leader of Stockport Council, acknowledged the trade-offs involved in building on brownfield sites but highlighted the benefits of bringing disused industrial space back into meaningful community use [3]. Joe Stockton, development director at ECF, expressed excitement about starting one of the largest town center regeneration projects in the UK [7].
The development will deliver around 1,300 new homes over the next decade, with a focus on mixed housing types and tenures. The project is part of the One Stockport, One Future vision, which aims to deliver a considered neighborhood with leisure and employment opportunities, outdoor squares, and amenities for all stages of life [1].
