Construction planned near Botanical Garden, potentially transforming into a multi-story residential building.
In a fenced-off area opposite the Botanical Garden, plans are afoot to build an underground-above ground parking lot. This is Chekirked in an expert assessment of the project documentation.
The property in question spans approximately 0.9 acres at the intersection of 8 March and Julius Fučík streets, in close proximity to a "Lukoil" gas station. Documents suggest that the land is leased to the company "Botanika," which was also the commissioner for archaeological excavations on the site, a compulsory procedure before construction can begin. Experts failed to find any valuable historical artifacts on the site.
"Botanika" is a juristic entity associated with the Tyumen developer "Newton," who has several projects planned in Yekaterinburg. One such project involves a property on Kuibyshev Street belonging to the Wolkova Mansion. In 2023, the company demolished a structure on that site without historical significance. However, in 2024, protective zones were established, permitting construction of a building up to 30 stories high. The developer's official website still contains information about a residential project on the Shishminskaya Hill.
Despite the documents suggesting a parking lot should appear near the Botanical Garden, local residents remain skeptical about the developer's intentions. In comments under regional online posts, they speculate that the company might alter the land's purpose for residential development, similar to the scheme employed by Fortis Development, who constructed an apartment hotel over a parking lot near the consular quarter.
"Newton" specializes in residential construction. Their portfolio comprises 14 projects in Tyumen, Yekaterinburg, and Omsk. Previously, the investor did not build parking lots separately from residential complexes.
A representative of "Newton" declined to share details about the project with our site. "No applications for construction approval have been submitted to the city administration," stated the press office.
A source within the construction industry who spoke to our site speculates that the investor aims to secure the plot of land. "The land is leased until 2026. The company may choose to delay residential construction and wait for more favorable market conditions for sales. In such a case, the parking lot would provide a basis to claim ownership of the plot," suggests the insider.
A fence surrounding the vacant lot on the corner of 8 March and Julius Fučík streets appeared in March 2025. At the time, the city administration of Yekaterinburg reported that the site could accommodate a bus parking lot. However, transport services are not part of "Botanika's" remit.
