New Sustainable Office Project ARC in Bucharest Takes Shape

In the heart of Bucharest, PPF Real Estate is developing a modern and eco-friendly office project known as ARC. The new state-of-the-art building, located 2.5 km from Piața Victoriei, is set to revolutionise office spaces in the city.

Currently undergoing superstructure works, ARC will be the first office building in Bucharest to have no natural gas-powered heating. Instead, it will rely on renewable energy sources, including photovoltaic panels and heat pumps, combined with an intelligent management system to optimise energy consumption. This innovative approach is a testament to PPF Real Estate's commitment to sustainability and environmental responsibility.

The development of ARC is designed with a focus on creating a modern, sustainable, and user-friendly environment. With a total leasable area of 30,000 square meters spread over two underground levels, a ground floor, and ten upper floors, the building will offer ample workspace. The ground floor will also house 1,800 square meters dedicated to retail spaces such as restaurants, cafes, gym facilities, and convenience stores.

In addition to its spacious workspaces, ARC offers extensive amenities to cater to its users' needs. These include 430 underground parking spaces, electric vehicle charging stations, bike racks, showers, and lockers. The building's urban forest covers nearly one-third of the land area, spanning 2,500 square meters. This green oasis includes mature trees, green spaces, walking paths, meditation areas, sports zones, an open-air amphitheater, and urban furniture for outdoor work.

To enhance the user experience further, a dedicated user app will enable parking reservations, indoor navigation, and access to retail services within ARC. The air supplied in the building will be 100% fresh, with no recirculation, ensuring a healthy and comfortable work environment.

ARC aims to be LEED Platinum certified and compliant with nZEB (nearly zero-energy building) standards. It exceeds nZEB requirements by 10% and generates 30% fewer emissions than the permitted threshold. The building's radiant ceiling cooling system is completely silent and 30% more efficient than traditional HVAC solutions.

The construction milestones for ARC include reaching the zero level and advancing superstructure works, with completion expected by Q3 2026. This ambitious project represents an investment of around 70 million euros and is part of PPF Real Estate's portfolio focused on creating sustainable, user-centric office spaces.
